Owner and property onboarding
Misc Fees
Owner will pay a one time fee of $100 for the onboarding of the property. This fee covers owner portal and ACH set up, document and software fees.
Existing Tenant Onboarding
In the event that Broker takes over management of Property with an existing tenant in place, Owner shall compensate Broker a fee of $100 for the work involved in onboarding the existing tenant to include obtaining documents from previous management company, reviewing the lease for compliance and initial inspection.
Home Warranty coordination
Leasing Texas does not charge an upcharge fee for coordinating maintenance. However, if owner requires Leasing Texas to coordinate repairs through a home warranty company, not to include warranties associated with new construction, owner shall pay Leasing Texas a fee of $10 per service repair in addition to the costs incurred to the home warranty company.
Annual Tax Prep and Administrative Fee
Owner shall pay Broker $40 per year, due January 1st of each calendar year, in order to cover Broker's costs of preparing annual statements for the prior year.
In the event a tenant in which Leasing Texas screened, recommended and placed, moves out of Property owing money for repairs after the security deposit has been applied, Broker shall reimburse Owner for the cost of those repairs up to a maximum of $1000. In the event that Broker is later able to collect from the tenant, payments would first be applied to the repair charges to reimburse Broker. Broker’s repair crew or Broker’s approved vendors must be used for all repairs that are covered by this program. The costs of an eviction lockout crew and a locksmith following an eviction are not covered by this program. Items are not covered under this program are those in which would depreciate over time whereas owner would normally incur the cost. Fully depreciated items or wear and tear cannot be charged back to the tenant. See wear and tear comparison chart.
If the tenant can be charged for it, the amount in which the tenant would be charged would be covered under this paragraph.
In the event an eviction suit must be brought against a tenant in which Leasing Texas screened, recommended approval and placed, Leasing Texas will cover the standard and customary court costs associated with said eviction suit. This is to include filing fees for filing a Writ of Possession, Forcible Detainer and Constable Costs. Leasing Texas does not assume liability for unpaid rent or property damages under this paragraph and eviction protection guarantee. This does not cover an attorney should one be needed.
In the event a pet caused damage in a property in which Leasing Texas screened and approved, and tenant moves out owing money for repairs due to pet, after the security deposit and pet deposit has been applied, Broker shall reimburse Owner for the cost of those repairs up to a maximum of $1000. In the event that Broker is later able to collect from the tenant, payments would first be applied to the repair charges to reimburse Broker. Broker’s repair crew or Broker’s approved vendors must be used for all repairs that are covered by this program.
