Do I have to rekey after each Tenant?

The Texas Property Code requires each rental property to be rekeyed after each tenant turnover, including complying with certain requirements for keyless locking devices. Details of Texas Property Code, can be found here: TX Landlord Property Code Section92

How do you screen applicants?

We screen applicants 18+ years of age by the following methods:
  • Nationwide criminal background check
  • Eviction history
  • Credit bureau screening
  • Employment/income verification
  • Rental history verification
Once we have all of the information, we compile it into an easy to understand format and present it to the Landlord with our recommendation of approval or decline.
Do you charge the tenant a security deposit? What about a pet deposit?

Yes. Security deposits are typically equal to one month’s rent. Pets are not allowed without owner permission. When pets are allowed, an additional pet deposit is required per pet. We also require the tenant to register their animal/pet with Pet Screening Service.

Any damage above and beyond the security deposit remains the tenant’s responsibility.
